How to Budget for Villa Fit-out in Al Khobar: A Practical Guide

Before asking for a price per square metre, understand the real cost drivers, compare contractor quotations and plan for variations.

Why two similar villas can have different fit-out budgets

Plot area alone does not define fit-out cost. Built-up floor area, bathrooms, kitchen count, the condition of the shell, finish specifications, HVAC and electrical complexity all matter. In Al Khobar and Dammam, material choices should also respond to the actual coastal exposure and maintenance conditions.

Measure the work, not the plot

A 445 m² plot does not mean 445 m² of finishing. Start with updated architectural drawings, floor-by-floor areas and a list of spaces included in scope. Separate internal finishes from façades, external works, landscaping and roof areas.

Build a measurable cost breakdown

  • Waterproofing and inspection of concealed services before walls are closed.
  • Electrical, lighting, networking and smart-control systems.
  • Plumbing, sanitaryware and wet-area detailing.
  • HVAC, ventilation, access for future maintenance and load verification.
  • Flooring, paint, ceilings, doors and internal glazing.
  • Kitchens, wardrobes, fitted joinery and cabinetry.
  • Testing, commissioning, cleaning and handover.

Compare like with like

Ask all bidders to price against the same bill of quantities or specification schedule. Vague phrases such as “luxury finish” are not a specification. Identify inclusions and exclusions for supply, installation, delivery, removal of waste, testing, tax and warranties.

Allow for changes

Keep a contingency appropriate to how complete the design is and how much of the building condition is still unknown. Do not spend the reserve on upgrades before inspecting concealed work. Every change should include a written price and schedule impact before approval.

Before signing

Request coordinated drawings, agreed material specifications, a realistic programme, documented milestones, written variation controls and a handover checklist. Ask for inspection records before concealed services are covered.

Your next move

If you have a villa shell or a renovation in Al Khobar or Dammam, gather your drawings and site photos. A scoped review makes pricing more useful than a blanket rate per square metre.
